| Abstract |
The Build-Lease model acts as a different form of financing and means of providing large-scale construction projects that are in need of high financing, initial investments, and long-term financial sustainability. The existing studies fail to provide centralized assessments of strategic business models and their connection to financial business model evaluations. This study attempts to take the first step by focusing on a singular high-rise building project to evaluate the effectiveness of the Build-Lease business model. This research employs a Construction Cash Conversion Cycle model combined with the Business Model Canvas (BMC) to assess the working capital construct in the CCC, in addition to strategic value creation and revenue mechanisms that
are associated with the CCC. The author’s approach is unprecedented as the author combines the bibliometric analysis of the case study with the expert opinions, then utilizes the financial data derived from the operational reports and the project simulations to assess the CCC, and utilizes the CCC to formalize the construction firm's evolution. The research shows that long-term lease agreements create predictable and stable cash inflows, which helps construction companies transform into long-term asset developers. The framework offers a pathway for improving a project’s cash flow and its overall financial health.
